Valley Forge Dance Studio

Storefront dance studio off of Henderson Road, just past Valley Forge Road, route 23, has mostly daytime hours available for rent/sublet.  Big parking lot in front of this strip mall, with several restaurants next door, but public transportation is 1.5 miles away on DeKalb Pike Rte 202. The King of Prussia mall is a good 5 minute drive south and west.

The entire space is 1,200 square feet, but 200 in front is used for a storage wall and a 12-seat wait area, and 200 in back is needed for a unisex powder room, and a separate dressing room.  Commercial flooring is white vinyl tiles over wood - which has give.  There is a smaller studio set up in the basement for tap and private lessons. Wood panels with some give underlay a marley floor covering.

Rope lights are hung around the ceiling perimeter, which creates a soft candle-lit effect, in lieu of the overhead fluorescent lights.  Corner audio system includes CD, tape, records, and a VHS and DVD player onto a medium sized TV.  Discounted rent for long-term or repetitive use.

Folding chairs are available to seat up to 100, but the room isn\'t wide enough to have theatre style seating.
